I still remember buying my first home just like it was yesterday. Some first time home buyers feel overwhelmed and many just don’t know where to start. Let me make it simple for you. I offer a free home buying consultation for first time home buyers. I have a very simple chart that I go through which explains the entire buying process from A to Z.

After the consultation, you will feel very educated about the process and will leave with a plan to get started. Then, the fun begins – starting your search for that perfect first home.

Investing wisely in real estate is a great way to build wealth with 3 different financial returns you can depend on:

Cash Flow

This is the amount of income that exceeds your expenses each month. It is the most direct form of financial return because you get to put it in your pocket each month and it provides you with additional capital to use for new investment opportunities.

Leverage

With every mortgage payment you are decreasing your debt and increasing your equity simultaneously.  And the best part is that you are not even the one who is paying down your debt, your tenant is!

Every time your tenant pays you rent, they are building equity for you. So, regardless of the rate of appreciation, if a property generates a cash flow, you benefit. Your debts are being paid down which means your equity is steadily climbing, all while putting extra money in your bank account!

Appreciation

This is the other way you build your equity because historically, real estate has reliably increased in value over time. This rate is not fixed and there is no guaranteed appreciation on an annual basis, but if you hold your investment over time, it should appreciate in value over the time you own it.
